What it is
A home in Los Santos is more than a spawn point. It gives you storage you can trust, a wardrobe, a door that locks, somewhere to invite people and, later, a place to run a business from. There are three ways to get one: rent a state-owned flat, rent from another player who is letting a property they own, or buy, either outright or on a mortgage. Prices run from a few hundred dollars a month for a small flat to millions for a hillside house, so there is something for every wealth tier, and nothing stops you living out of your car until you are ready.

How to start
Every property that can be entered has a marker at its door. Walk up to it, and the prompt tells you whether it is for sale, for rent or occupied, with the price. The same listings are on your phone in the Dynasty 8 app (or /realestate in chat), which lets you browse by area and price and set a waypoint to the door.
Whatever you choose, you need a bank account with the money in it; nothing here is paid in cash. A brand new character with $5,000 in the bank can rent a small flat the same evening.

Step by step
- Look at the listings
Open the Dynasty 8 app on your phone or type
/realestate. Filter by rent or sale, sort by price and pick a few in an area you like. Set a waypoint and drive over; the marker at the door repeats the price and lets you look inside some properties before you commit. - Rent from the state
At the door of a state rental press E and choose Rent. You need the first month's rent and a deposit of the same amount in your bank. Rent is then taken from your bank every month;
/myrentalshows the property and the next payment, and/payrentsettles rent early if you want to be sure. Terminate with/endlease. The deposit comes back if you stayed at least three months and never missed a payment. - Rent from a landlord
Player-let properties show up in the same listings and at the door. Choose Rent and the game generates a Los Santos tenancy agreement with the rent, deposit, term, due day, late fee and notice period the landlord set. Read it: it is a real contract in the city. Signing takes the first month plus the deposit from your bank; the rent goes to the landlord and the deposit is held.
/leaseshows your tenancies, lets you pay arrears, message the landlord or leave, and you can hold up to three at once. - Buy outright
At the door of a property for sale press E and choose Buy. The full price leaves your bank and the deed is yours.
/mypropertieslists everything you own, finance or lease. - Buy on a mortgage
Choose Finance instead of Buy. The bank checks your credit score (it needs to be at least 500), sets your down payment between 15 and 30 percent and your interest rate between 5 and 15 percent depending on the score, and offers terms of 6, 12 or 24 months. Payments come out monthly; missing two in a row means repossession, so budget for it.
/payoffmortgageclears the balance early. - Lock the door and hand out keys
Press L at the door or type
/property lock. Owners can give a friend or partner a key with/property givekey <player id>and take it back with/property removekey. Key holders can enter, lock and use the storage; tenants get all of that automatically for the place they rent. - Move in
Inside,
/pinvopens the property's storage, the wardrobe lets you change into anything you have bought, and/furnitureopens the furniture editor to place, move and sell pieces from the catalogue. Owners can also restyle some interiors with/interior. Your property now appears on the spawn map, so you can start each session at home.

Worked example
Maya Okafor has $4,600 in the bank after her first week and is tired of sleeping in the Blista. Ray Delgado, the barman, mentions he owns a one bedroom flat on Vespucci Boulevard that he has just listed to let.
Ray Delgado says: Nine hundred a month, nine hundred deposit, six month term. Rent's due on the first, five percent late fee, seven days' notice either way. No parties on weeknights.
Maya Okafor says: Can I see it first?
/me nods and leads the way up the outside stairs to a green door.
At the door the marker reads "For rent: $900 a month, deposit $900. Let by Ray Delgado." Maya presses E and picks Rent. A tenancy agreement fills the screen: contract number LS-2026-118, the address, the numbers Ray quoted, his rule about parties, and the clause that two missed payments in a row let the landlord end the tenancy. She scrolls to the bottom.
/me reads the agreement twice, then presses her thumb to the signature box.
/do The screen confirms the signature. $1,800 leaves Maya's account: $900 to Ray, $900 held as the deposit.
Ray Delgado says: Welcome home. Key's on the hook; the storage is the cupboard by the door.
/me steps inside and presses L behind her. The door locks with a clunk.
Maya types /lease. It lists the tenancy with the next payment due on the first, $0 in arrears and buttons to pay, message Ray or leave. She opens /pinv and drops the spare fishing rod in the cupboard. The rent is a direct debit: on the first of the month $900 goes to Ray on its own, so all she has to do is keep the balance above it.
