What it is
A property is any place in the city with a door you can own: apartments, houses, garages, warehouses, shops, bars, clubs, offices. Owning one gives you somewhere to sleep, store things and park, a place to furnish, and, for business premises, somewhere for a company to trade. Every property has a base price set by the state, and the state is the seller of last resort: unowned properties are for sale at their base price, and any owner can sell back to the state for a quarter of the value.
Between those two points is a market run by players. Owners list properties for sale at whatever price they like, sell them directly to a buyer standing next to them, or let them out as landlords with a generated Los Santos tenancy agreement, monthly rent, a deposit and the right to serve notice. Tenants get almost everything an owner gets except the power to hand out keys.
Access is granular. An owner decides who can lock the door, furnish the place, run the TV, build a light rig, restyle the interior or manage the keys, per person, from one panel.

How to start
Buying outright. Walk to the door of a property that is for sale and press E. The purchase panel shows the price and your options. Pay from the bank and it is yours: the deed moves, the door unlocks, and the owned property blip appears on your map. There is nothing else to do.
Buying on a mortgage. The same panel offers a mortgage if your credit score is at least 500. The down payment and the rate depend on your score:

Monthly payments come from your bank. Two consecutive missed or late payments and the lender repossesses. A mortgaged property cannot be sold until the mortgage is cleared.
Renting. Properties let by the state charge a monthly rent of two percent of the price and a deposit. Properties let by a player landlord show the landlord's own terms at the door and at Dynasty 8. Signing either needs the first month's rent and the deposit in the bank. See below for what a landlord tenancy involves.
Finding one to rent from a player. Landlords list their properties as rentals, which puts them into the same door prompt and Dynasty 8 list as everything else, marked as a rental with the monthly rent and deposit. You can hold up to three tenancies at once.
Step by step

Turn on
/togproperties, drive around the area you want, or open the Dynasty 8 desk and filter by type. Read the price line at the door. A home for one character does not need a warehouse. - Check your money
An outright purchase needs the full price in the bank. A mortgage needs the down payment and a credit score of 500 or better. A tenancy needs the first month plus the deposit.
/leaseshows your existing tenancies if you are not sure how many you have. - Buy, mortgage or sign
Press E at the door and choose. A mortgage asks for a term in months and confirms the down payment and the monthly amount. A landlord tenancy shows you the contract before you sign: rent, due day, term, late fee, notice period and the landlord's house rules.

Mortgage payments and landlord rent are taken from your bank on the due day. Keep the balance covered or the arrears start; the finance panel in
/pmanageand the/leasepanel show what is due and when.
Keys and rights
/pinfo (the same panel as /propertysettings, opening straight on the People and rights tab) is where an owner manages who can do what. Pick a nearby player, grant them a key, and tick the rights they should have:

Owners and partners hold every right. Tenants hold every right except Keys. A keyholder holds exactly what was ticked. A keyholder who runs /pinfo sees a chat line listing their own rights instead of the panel. Rights can be changed or removed at any time from the same tab.
A civil partner (see /partner) shares ownership: partners can manage the property and can list it for sale, but the state sale and the money from any sale go to the character on the deed.
Renting from a landlord
A player landlord's tenancy is a contract, generated as a numbered Los Santos tenancy agreement and shown to you before you sign. Its terms are set by the landlord within limits: rent between $50 and $250,000 a month, a deposit up to $500,000, a term of up to 24 months, a rent due day, a late fee of up to 25 percent, a notice period of 1 to 14 days, and house rules.
When you sign, the first month's rent goes to the landlord's bank and the deposit is charged and held. You get tenant access with every right except Keys, and the property shows in your /lease panel with the contract, the next rent date, any arrears, a Pay button, a message box to the landlord, and a Leave button.
What happens over the tenancy:
Rent is taken from your bank automatically on the due day and paid to the landlord. If it cannot be taken, the missed rent plus the late fee is added to your arrears, and a missed payment goes on your credit history.
Two missed payments in a row entitle the landlord to evict you at once.
Notice. Either side can end the tenancy. The landlord serves notice with a reason and the tenancy ends when the notice period runs out; the landlord can withdraw a notice before then. A tenant leaves from the
/leasepanel.Rent changes need 30 days' notice from the landlord. You see the new figure and the date it starts.
When it ends, the deposit is applied to any arrears and the rest is refunded to you. Arrears larger than the deposit become a debt you owe. Your access, and any keys you granted, are removed, and if you are inside you are moved out. An eviction is recorded on your credit history; leaving by agreement is not.
Messages between landlord and tenant arrive as notifications, or in your inbox if you are offline.
Being a landlord
Any property you own outright can be let. /landlord opens the letting panel: a Portfolio tab with everything you own, a listing form per property, and your current tenants with their rent, arrears, contract and ledger.
Listing a property asks for the rent, the deposit, the term, the due day, the late fee, the notice period and your house rules, and puts it on the market as a rental. A tenant signs at the door or through Dynasty 8; you are told, the first month lands in your bank, and the deposit is held in escrow rather than paid to you. From then on rent arrives monthly without you doing anything, and the panel tracks every payment, missed payment, late fee and arrears in a ledger per tenancy.
Your tools as a landlord:
Serve notice with a reason. The tenancy ends when your notice period expires. You can withdraw it.
Evict immediately once a tenant has missed two payments in a row.
Change the rent, which takes effect after 30 days.
End the tenancy by agreement without an eviction mark on the tenant.
Message the tenant from the panel.
Relist automatically: when a tenancy ends and the listing is still on, the property goes straight back on the market.
The deposit is applied to arrears when the tenancy ends and the remainder goes back to the tenant, so a tenant who leaves owing nothing gets it all back and a tenant who leaves owing more than the deposit owes you the difference as a debt.
Interiors and styles
Many properties use a stock interior with built in variants: a club with a name on the wall, wallpaper choices, lighting rigs, bar stock, murals, seasonal decorations. /interior inside one of these opens a menu that previews each variant live and saves one choice set per property, applied to everyone who walks in. If the interior has nothing to change you are told so; furniture, /rig and /tv still work there.
Venues with a rig can run their own light show with /stage, and owners build the rig with /rig. See Events.
The furniture menu is one catalogue with real categories and a filter for the pack each item came from, so you can browse by room or by style. Some properties use a shell interior, a room that is placed in the property's own space when someone goes in; on the English server staff have sixteen extra shells to choose from when they set a property up.

Televisions
Every TV is a Halcyon smart TV. Press E on a TV, or use /tv next to it, to pick up the remote. TVs you place from the furniture catalogue switch on by themselves, up to ten per property. /tvscreen aims a custom wall screen, up to four per property (/tvscreen move re-aims one), and /tvremove removes a wall screen or resets a TV to its starting settings. /tvvol sets your own volume for every screen, from 0 to 100.
The owner chooses who may use the remote from the TV's settings: Only me (you and your partner), Residents (anyone who lives there or holds a key), Residents and guests (plus the guests you invite), or Everyone near the TV. Mansions with a cinema have their own remote with /mansioncinema. TV and Games Night covers the channels, casting, Games Night and the Quasar Q1 console.
Fire code
The fire service inspects premises and can close a building that is not up to code. /firecode works at the entrance of the property (or inside it):
/firecode statusshows whether the premises are open or closed, and since when./firecode appeal <text>appeals a closure to the fire service. Only the owner, or the owner of the company that trades there, can appeal, the appeal needs at least 20 characters, and there is a window of days after the closure to file it./firecode permit <fireworks|burn|hazmat|event|hot_work> <hours>applies for a permit at that property, from 1 to 72 hours: fireworks, a controlled burn, hazardous materials, a public event or hot work. The fire service approves or denies it and you are told either way.
Selling
There are three ways out of a property.
Sell to the state. /sellproperty inside or at the door, with no arguments. You get 25 percent of the base value, the property goes back on the state market at its base price, and every key is cleared. You must have owned it for at least 30 days, have no tenant and no mortgage.
Sell to a player. /sellproperty <player id> [price] with the buyer standing within 8 m of you. They see an offer with your name, the property and the price, and have 60 seconds to accept. The buyer's bank pays your bank, the deed moves, keys are cleared. Prices from $1 to $50,000,000.
List for sale. The Sell tab in /pmanage lists the property on the market at your price. Buyers find it at the door or through Dynasty 8 and buy it without you being there. Cancel the listing from the same tab.

Worked example
Elena Vasquez owns two flats in Vespucci and lives in neither. She opens /landlord, picks the second floor flat on the Portfolio tab and fills in the listing: $1,400 a month, $2,000 deposit, six month term, rent due on the 1st, ten percent late fee, seven days' notice, and house rules that read "No vehicles in the alley. Keep the noise down after 01:00. No subletting."
The listing goes live. That evening a courier called Tom Okafor turns on /togproperties, sees the green blip, walks up to the door and presses E. The prompt shows the flat as a rental, $1,400 a month, $2,000 deposit. He reads the contract, LS-2026-418, house rules and all, and signs. $1,400 goes to Elena's bank, $2,000 is held as his deposit, and the flat appears in his /lease panel.
/me pockets the key and pushes the door open.
Tom furnishes the place with /furniture and hands his girlfriend a key from /pinfo with Lock ticked and nothing else. Elena, in the Tenants tab, sees the tenancy, the next payment date and an empty ledger.
Month two: Tom's bank is $300 short on the 1st. The rent fails, $1,540 is added to his arrears (rent plus the late fee), and Elena gets a notification. She messages him from the panel: "Rent bounced. Pay by Friday or I serve notice." He opens /lease, presses Pay, and clears it the next day. The ledger records the missed payment, the late fee and the arrears paid.
Month five: Elena wants to sell the flat and serves notice with the reason "Selling the property", seven days. Tom's panel shows the notice and its end date. He moves out on day six and presses Leave. His deposit, less nothing because he owes nothing, comes back in full. The tenancy ends without an eviction mark, and the flat, its listing switched off, goes onto the market at Elena's asking price from the Sell tab in /pmanage.
